RMS reset?

So, how are you getting along with RECA’s Residential Measurement Standards (RMS)?

It’s been nearly a year since RECA launched the new standards, so the ins and outs of applying it must be routine? You may not agree with every aspect of the RMS, but by now you should be able to present your listings compliantly and explain the rationale and principles to your clients and prospective clients.

All is good and we can move on to other pressing matters . . . right?

If you paused on your response, you’re likely our target audience for this article. The simple reality is that there will never be a measurement standard that pleases everyone—at least that was our experience in the decades that this was CREB®’s work.

From time to time, we would see the need to make some changes, but often it was because new housing products would evolve and we needed to make sure they were included in CREB®’s Measurement Guidelines. This is how different standards evolved over time for single-family and semi-detached product—and then we saw waves of new attached and multi-family structures that drew out even more approaches.

In the absence of any legislated standards, local real estate boards, the new construction industry and other municipalities inched down different paths.

Some time ago, we viewed registered size as a means to establish a consistent size of condominium properties and we know where that has ended up. Maybe the problem is that during all this time, we focused on the structure, rather than the space people use the dwelling to live in? Even NAR on realtor.com advises consumers that, “. . . a home’s square footage can be surprisingly subjective.”

If that’s the case, then maybe we have been too focused on using exact measurements, and perhaps a margin of error or tolerance should be built into the RMS?

It’s sometimes easy to forget that the CREB® measurement standard did not create a perfect world either, and we are not likely to go back to that world in any case. We now have a measurement standard that is principle-based and mandated, which is envied by some jurisdictions like Toronto.

My colleague from the Toronto Real Estate Board (TREB) has said from an Alberta stage that they would love to have a standard imposed by RECO (Real Estate Council of Ontario) because it would bring order to their chaotic approach.

Meanwhile, RECA has heard the concerns of the real estate community after the RMS launch and has since initiated a request for feedback last November. Over a three-month period, they invited you as industry professionals, as well as real estate boards, to provide input by February.

We hope many of our members took action and provided feedback on this subject, as we did here at CREB®. We continue to be very concerned with the impact of the RMS on CREB®’s MLS® System. I will not retrace all of that ground here, but we will not rest until we have a database that our members and Alberta consumers can rely upon as being fully accurate.

Our main message in our submission to RECA was the need for consultation, effective change management and a concerted lobby effort for the RMS to be adopted by all participants in the residential housing sector. We encouraged RECA to maintain the principle of providing a measurement standard that gives consumers and industry professional’s accurate and consistent property measurements.

Following the principled approach, we also advocated for a measurement standard that is simple and consistent with every type of home. You can read our submission by clicking here and keep in mind that in approving this document your board of directors is maintaining their focus on the big picture.

You will also see how we positioned AREA to play a key role in lobbying for the adoption of the RMS as the only standard of measurement in all aspects of residential housing in Alberta.

As RECA continues to consider making changes to the RMS, we are encouraged that they have embraced greater consultation and proactive change management practices. With a fresh approach, we hope a principle-based standard can meet the test of the common sense approach and that it can be readily determined by industry professionals.

Please take a close look at our submission. We are continually asked to provide input and feedback on your behalf in an endless number of ways. Obviously, when we speak on your behalf, we try to respond in a way that reflects the wishes and objectives of the majority of our members. In the case of the RMS, that is a lofty goal and the additional complication is that by suggesting something new and radical in moving to a fully interior living space approach (paint to paint), thinking outside the box comes with risk, something we have been proud of our directors for taking on judiciously.

Our document may not be popular with some of you, but it does achieve the goals of database integrity and promoting member’s interests by steering the thought process toward a principled approach to landing a measurement standard that is consistent and simple to explain, and provides the opportunity for consumers and REALTORS® to genuinely compare all product types equally.

We invite you to share your thoughts here, or you can come to our Town Hall meeting at CREB® on May 31 at 2 p.m. Among other things, we will update you on the work of the Presidential Task Force—the group of your peers that have been taking a fresh look at RECA’s current enforcement of the RMS, while also making recommendations regarding CREB®’s ability to protect the data integrity of the MLS® System.

Moving this conversation further into the realm of principle may not be an easy route, but what if there is a better way to represent the size of a home? Your board of directors is always thinking strategically and have considered the possibility that REALTORS® leading the way toward a measurement standard that resonates with consumers is the ultimate act of advocacy.

Calgary Home Buyers and Sellers : Moving Made Easy

For many Calgary home buyers and sellers, the prospect of packing up to move is the least enjoyable part of the process. While it certainly does involve a good deal of hard work, moving does not have to be so painful. Follow these simple tips to ensure a smooth, stress-free moving experience.

Get an early start. – It is never too early to start planning for the big move. Whether you are a seller preparing to list your property or a buyer looking to upsize, downsize or relocate, the time to start packing is when you first decide to make a move. Seize the opportunity and begin by decluttering and disposing of items you have not used in years. Consider yard sales and charitable donations as ways to lighten your load as you move forward to the next exciting chapter in your life. Next, focus on packing non-essential items that you do not need every day such as books, photo albums, seasonal decorations, fine china and collectibles. Aim to have the bulk of your belongings wrapped, boxed and ready to go well in advance of moving day.

Keep moving supplies handy. – There are websites that can help you estimate the number of boxes you will need along with rolls of masking tape, bubble wrap and markers for labeling contents. Order your supplies in bulk and remember to label boxes by room and contents. Don’t make the mistake of thinking you will remember what is in each box. You will not!

Stay away from oversized boxes. – Unless you a professional weight lifter, steer away from oversized boxes that are cumbersome to lift and often end up breaking under the weight of their contents. Stick to small and medium-sized boxes and reserve a few large ones for lightweight pillows and comforters. Your back will thank you for this wise decision.

Invite friends and family to help. – Who says moving can’t be fun? Chances are you have helped someone move over the years. Give your friends and family an opportunity to return the favour. Crank up some music, supply food and drinks, and enjoy the company of your favourite people as you pack your belongings.

Forget what you think you may have learned from watching HGTV.  There is nothing simple or routine about most real estate transactions.  Almost every home sale or purchase is accompanied by some complication that requires the knowledge, guidance and oversight of a trained, experienced professional.  So, before you consider going the FSBO route, consider these five top reasons for hiring a Realtor.

Realtors have access to all sectors of the local MLS data. – The general public can only access a small portion of the MLS information that is available to licensed Realtors who subscribe to the local MLS service.  Realtors, on the other hand, can view current and historical sales information and comparable sales data to measure market trends. This information is critical when it comes to pricing your home to sell for top dollar and finding the best home for you in the right neighbourhood.

It takes time to sell a house – lots of time. – Be honest.  Do you really have the time it takes to conduct open houses and arrange for showings on short notice?  Interested buyers will be put off if they cannot visit a home when it is convenient for them.  Today’s homes are marketed across multiple media platforms.  In order to compete with other buyers and sellers, you will need to utilize all available forums.  A professional Realtor is familiar with the process and prepared to market your home in the most efficient and effective manner.

What Makes Calgary a Great Place to Live?

International publications such as The New York Times and The Economist are increasingly aware of what the residents of Calgary have known for a very long time – Calgary is a great place to call home!  For the past several years, London’s The Economist has consistently ranked Calgary in the Top 5 among the world’s “Most Livable Cities.”   In 2014, The New York Times awarded Calgary the No. 17 spot on its annual list of “52 Places to Go.”  We all have friends and acquaintances that took the advice of travel editors and planned a trip to Calgary only to end up moving here on a permanent basis.  They fell in love with Calgary for many of the same reasons we all love it.  Here are just a few of the reasons we all believe Calgary is such a great place to live.

Is Your Home Ready to List?

When it comes to preparing a home to list for sale, successful Realtors and sellers understand that it is all about the details. There is more to selling a home for top dollar than simply staking a “For Sale” sign in the front yard. Paying attention to seemingly minor details will help separate your property from others in the MLS and instill in buyers the confidence that they are purchasing a home that has been cared for.

Rather than just issuing blanket instructions to sellers that they get their homes in shape to sell, we like to take an individualized approach and make specific recommendations to sellers based on their needs and circumstances. The goal is always to help ensure the property shows as well as possible. Many clients find that a small investment of time and money prior to listing a property for sale more than pays for itself at closing.

Of course every home is different and the extent of preparation work will vary according to the age and condition of the property and the size of the seller’s budget. While we always sit down with our clients and craft a personalized strategy, we find that attention to any of the following basic items will help sell any home:

Declutter and Depersonalize – Remove as much clutter and extra furniture as possible. Traffic in the home should flow smoothly from one room to another. It is also helpful to remove personal photos, memorabilia and knickknacks to help buyers begin to envision the home as their own.

Deep Cleaning – Arrange for a deep cleaning of the home – inside and out. Power wash the exterior, and clean all walls, surfaces, windows and fixtures until they shine. Steam-cleaned carpets will look and smell like new.

Landscaping – Trim trees, bushes and any landscaping that is overgrown or obscuring the home. Make sure the lawn is cut on a regular basis.

Minor Repairs – If feasible, now is the time to take care of all those little repair items that accumulate over time. Repair or replace cracked floor, wall and counter tiles. Patch holes and cracks in the walls. Fix leaking pipes and faucets. Repair any broken doors, windows and cabinetry. Clean chimneys and replace HVAC filters.

Fresh Paint – Consider painting the interior of the home in neutral tones to appeal to the most buyers. Don’t worry! You can paint your next home in your favourite shades of pink and orange.

Finishing Touches – Replace burnt out light bulbs and worn, discolored switch plates. Pull back curtains and blinds to allow natural light to flow in. Consider replacing any worn out window treatments, bedspreads and comforters.

Some of these items may seem minor and insignificant, but experience tells us that lack of attention to these little details can make your home seem frumpy and neglected. Once you have prepared your home for listing, we can help you in the next steps – setting the appropriate asking price based on a market evaluation and determining if staging the home will assist in the sale. At first glance, it may seem like a lot of work. Just remember that once we place a “Sold” sticker on your “For Sale” sign, you will know that the time, money and labor invested in preparing your home for sale was well worth the effort.

I enjoy helping my clients through this process – it’s one of the many reasons I became a Realtor. Calgary Police Half Marathon – a race report … in preparation for Ironman

A few years ago, along with friend Greg K, we decided we would do an Ironman distance triathlon every 5 years. I think we both think of it as a bit of a health check up. 2011 was our last Ironman … so this is Ironman Year – the goal race being Ironman Arizona on Nov 20.
One of the reasons I like this 5 year Ironman plan … is every 5 years … I’m forced to get real efficient with my time, and because of all the training … I am forced to take a serious look at my health and habits. Currently, as I ramp up my training and research – I am a bit amazed at all the new supposed ‘hacks’ – at how to get fitter and faster.
For the past 6 weeks, I have experimented with a Ketogenic Diet (High Fat and Low Carbs). I began down this rabbit hole by Listening to a pod cast by Tim Ferris as he interviewed Dr. Peter Atilla & later Dom D’Augustino. Since then, I’ve listened/read other proponents of this ‘way’ … Mark Sisson and Ben Greenfield.
Proponents of training and racing in a Ketogenic State (as I understand it) – suggest that you should not need to fuel your body until after 3, 4 and even 5 hours of training/racing. Your body will burn more efficiently on fat (versus what we all mostly believe – which you must use Carbs).
Since January 1, I have run 36 hours. That is about 2.5 hours per week. At the same time, I’ve been skiing, cycling and swimming … gaining fitness. I did three very good speed workouts on the Glenmore Track the three weeks prior to this race.

Since early in March, I’ve been waking in the morning … drinking bullet coffee … and getting on with my day of a morning swim or run, then working … often having the first low carb meal at noon. (This is to practice becoming a fat burning machine.)

Sunday, April 24/16 – Calgary Police Half Marathon – Time to test the training & diet
I woke 2 hours before the 8am start, I drank a bullet coffee (adding butter and cream). I weighed in at 160.2 lbs – which is about 5 pounds off my standard ‘natural want to be weight’ of 166 pounds. I’m pleased about that. Ultimately I would like to try to get down to 155lbs for IM Arizona.
15 Minutes prior to the race start, I drank some Ketoforce (It contains 55 calories with Sodium & Potassium Beta Hydroxybutyrate … supposed to help me be a ‘fat burning beast’.)
Weeks before the race, I decided I would try to run sub 1 hour 30 min … which is a pace of 4 min 15″ per km. (I did similar pace in November.) I felt great at the start of the race, running the first 8 km’s between 3:52 and 4:07.

Somewhere between 9 and 11 km, my legs felt VERY heavy. (I wondered … do I have enough miles of running in these legs.)
1 hour into the race, against the strong proponents of this diet, I had a gel. I was told if I did this … it would be like rocket fuel and I’d fly the last 30 minutes. Nothing. (I wished there was a telephone booth near, so I could get my Superman cape out.)
In the last kilometer, I had another gel. I got passed by two runners.
I had no kick – no fight to truly race.
My average heart rate was 163, max bursting to 188. This may suggest that I was going as hard as possible … as my threshold is around 163 (from my self testing).
I ran 1 hour 30 min and 30 seconds – a pace of 4min 17″. I finished 25th overall and 6th in my age group. According to Strava, the course was a little long. See the route (my heart rate & more) on Strava by clicking here.

What did I learn:
I’m enjoying the diet
I should try the next event with a fat filled breakfast (eggs fried in coconut oil/butter & spinach)
I should run more than 2.5 hours per week

What’s Next?
Ghost of the Gravel on June 19, a dirt road race of about 150km – where I hope to defend my win from last year in the Cat 3 category.
I think I’d like to get more strict about this ketosis thing. I’d like to monitor my body a bit more to find out if I am actually in ketosis.
I want to learn more about HRV (Heart Rate Variability) Training. My understanding so far … base your workout effort on your rested heart rate when you wake up in the morning.

In 2015, RE/MAX Realtor Bryon Howard ran as Superman at The Police Half Marathon. With a lot less training, little focus, and no diet changes – his time was only 2 min slower than 2016. (The cape must have helped.)
