Angela is laying down roots in the neighbourhood … symbolizing this all with her garden at the South Calgary Community Garden.
With a background in Alarm Systems, and sales, she is the volunteer Director of Crime Prevention for Marda Loop Community Association.
Through some apps and on-line channels, Angela encourages neighbours to get to know each other, to become more aware.

Angela also works on Indulge Committee … save the date – May 23, 2020

Angela is starting a Business Networking Group, with the goal of meeting weekly. The goal is to have 10-20 local businesses – Who wants to grow their business, and support other local businesses.

Spotlight on Marda Loop

Perhaps as much as any neighbourhood in Calgary, Marda Loop epitomizes the urban lifestyle mixed with small town vibe that Calgary’s residents love.  It is the kind of place where people can live, work, relax, eat and drink without traveling more than a few blocks from home.

This popular area is situated in Calgary’s southwest quadrant between Crowchild Trail and 19th Street SW.  As a designated Business Revitalization Zone, Marda Loop is home to more than 130 boutiques, shops and restaurants.  Over the last decade, the area centered around 33rd and 34th Avenues SW has emerged as one of the city’s most popular outdoor shopping venues.

Once upon a time, Marda Loop was home to the Marda Theatre and served as the turnaround point for a heavily-trafficked streetcar line – hence, the name “Marda Loop.”   Both the theatre and streetcar line are long gone, but the name Marda Loop survives.    The neighbourhood has weathered economic ups and downs over the years, but keeps managing to reinvent itself and attract residents and business owners.  Recently, a heavy influx of young, high-income households has contributed to the area’s energetic and dynamic feel.  A wide range of condos, townhomes and infill construction attracts homebuyers and tenants to the surrounding communities of Altadore, River Park, South Calgary and Garrison Woods.  Each of these communities is represented by the Marda Loop Communities Association – an active force in Marda Loop life for nearly sixty years.

Why Location Matters

Too many novice homebuyers and investors still make the rookie mistake of buying the right house in the wrong neighbourhood.  While most people are familiar with the real estate mantra – LOCATION, LOCATION, LOCATION – some buyers fall in love with the look, feel and features of a particular home and, as we all know, love is blind.  Location ends up getting trumped by the hard-to-resist lure of a pretty façade.  In truth, buyers are better off buying a home in the right neighbourhood that has only half the amenities on their wish list than buying their perfect dream home in the wrong neighbourhood.

Narrowing a property search to the right neighbourhoods requires the guidance and assistance of a professional Realtor who has a clear understanding of your purpose in buying and your short and long-term real estate goals.  Your Realtor also needs to get to know you a little on a personal level to help in targeting the neighbourhoods that will offer the best fit for your personality and lifestyle.  The right neighbourhood for an investor will not necessarily be the right neighbourhood for a young couple with school age children or a single person seeking access to downtown amenities.

In order to maximize short-term cash flow and long-term equity growth, investors need to search for properties in up-and-coming communities that attract quality tenants.  If you are intending to be a landlord near a university, access to public transit is a critical element since many students and faculty members do not own their own vehicles.  Homebuyers with children need family-friendly neighbourhoods with proximity to good schools, parks and recreational facilities.

There are a myriad of factors to consider when buying a home.  Pinpointing the right location is a function of all of these considerations.  Do you work?  Where do you work?  Do you have children?  How do you feel about commuting?   How do you spend your leisure time?  Are you a condo or a house buyer?  If you are an investor, what are you hoping to achieve?  Is this your first investment or part of a larger portfolio?  These are only a few of the questions to consider before launching a property search.  The answers to these questions, in the hands of a knowledgeable Realtor, will help determine the locations to focus on in your search.

Even though all clients come to the table with wildly-differing goals and expectations, everyone is looking to achieve a positive return on investment (ROI) and location has a huge influence on ROI. At the same time, if you are going to be living in the home, you want to be in a neighbourhood that will accommodate your needs and complement your lifestyle.  The suburban home you fell in love with at first sight may start to wear on your nerves if it involves a long commute.  And the downtown condo that is close to work may leave you disenchanted if you have always harboured dreams of large backyard barbecues and an expansive garden.

Pinpointing the right location with strong potential for both long term ROI and short-term comfort and satisfaction involves a delicate analysis that is best conducted with the help of an experienced and objective Realtor.  You will need a pro to help you weigh all factors and choose the right property in the right neighbourhood for you and your family.

Marda Loop Communities Association

As an Altadore real estate professional, it is important that I am connected to my community.  I have had the opportunity to sit on the board for the Marda Loop Communities Association.  This association manages the facilities, community events and other recreational activities in South Calgary, Altadore-River Park, Garrison Woods and the commercial district of Marda Loop.

This association assists in the issues surrounding neighbourhood planning, parks and transportation in the community.  They are also responsible for an extensive calendar of activities for kids, adults and seniors.  If you are new to the Calgary area, this is a great way to fill up your social calendar with some great fitness classes and educational events.  Be sure to stop by the outdoor pool or the ice rink depending on the season.

This non-profit association has been operating for over 40 years by a group of dedicated and hard-working volunteers.  They commit their time and talents to improving the neighbourhood life in Calgary.  If you are looking for a great way to meet new friends and get involved with your community in South Calgary, consider volunteering for the Marda Loop Communities Association.  They are always looking for extra helping hands to assist with planning, volunteer during the events, or help out with many of the children’s programs.

Although I no longer sit on the board for this association, I still enjoy participating in their community events.  The Indulge Event, held every spring, is a fantastic food and wine expo that brings many residents together.  The event gives restaurants in the Marda Loop area a chance showcase a sample from their menus.  There is a silent auction followed by a live auction later in the evening.  This event is not to be missed, and I look forward to seeing you at Indulge 2014.  Please feel free to say hello and let me know if you have questions about the Altadore real estate market.
