COVID-19 The CoronaVirus Solution for Sellers & Buyers with Legitimate Concerns

As top Calgary real estate agents, I recently had a good friend who wants to sell his house but has legitimate concerns with the Coronavirus, and the homeowner really wants to sell the property to move on with his family’s personal goals.  He is asking me what the solution is to this problem how to do this safely?

It’s clear that they are a lot of buyers in the market right now and sellers are not excited to put their home on the market  Therefore only serious sellers will put their home on the market.  The low-interest rate is a major incentive for buyers and is fueling those that have a strong desire to buy.

Our last two sold listings sold quickly and one with multiple offers.  Therefore we need to look at logical solutions for both sellers and buyers to keep everyone safe, yet meet the need to buy and sell a home.

A unique problem is how do we sell the house when everyone is legitimately freaked out about potential exposure to the coronavirus when traditionally an open house with lots of people and multiple unnecessary showings is welcomed is how we would do it.

What can a real estate agent do to help solve this new problem and protect all involved?

Then talking to many very successful real estate agents about solutions, reading what the REAL ESTATE COUNCIL OF ALBERTA recommended, thinking long and hard about the way that we do business today in real estate and what the future holds it became clearer to me what we can do to help out.

If you want to review what is being recommended in general to businesses today, here is Canada Public Health recommendation.

Let’s start with a couple of the reasons why the traditional way of buying and selling a home today is probably not in the sellers or the buyer’s best interest with the concerns of the coronavirus.

Buying a home:

Number one problem buyers and the typical buyer agents are NOT thorough enough in their reserach phase buyer consultations:

  • Exactly what they would be willing to buy
  • The lifestyle desires & priorities
  • Their criteria for features
  • The deal-breakers
  • Purchasing power and remodel budget
  • Property types, models, lot size, and all options
  • Pros and cons of different neighbourhoods and communities

Professional buyers agents do this level of buyer consultation upfront saving everyone time and helping their buyers reduce the need to drive to and walk through lots and lots of homes to self discover what they want.

To protect our buyers and sellers, we can spend more time in a Buyer Consultation.

Solution: buyers and buyers agents need to have a thorough buying consultation and go as deep as humanly possible in a safe office environment, at home with a laptop or a safe environment in which you can really explore every nuance of what you want in the house and new community.

  • Conference calls (I have a great conference line to use)
  • Zoom video conference (I have an account to use)
  • Safely meet at your house
  • If appropriate safely meet at our office in a conference room that I would sanitize in advance

 A top buyers agent should be able to help a buyer NOT have to go see lots of properties to learn.

Second: professional buyers agents can:

  • Go safely preview the property for you
  • You can request a video live virtual tour
  • Set up safe private showings coordinated with the listing agents
  • Have deep discussions with the listing agents about the pros and cons of the property to determine whether or not that property is something that the buyer should see saving everybody a lot of time.

Ultimately keeping people safe from lots of unnecessary exposure is the protocol for buyers and sellers who have to do something now.

For home buyers, this is truly when the value of a great professional real estate agent can make the difference in not only saving time, gas – drive time, provide unique hyper-local expertise and simply protect their clients.

Selling your house:

You want to sell your home but don’t want a big open house, lots of showings, you just want only the most serious buyers to come over.  As top listing agents, we can ask the buyer or the buyer’s agent to really think clearly about the pros and cons, the deal-breakers and everything about the property in advance of going physically.

Naturally, we can tell every buyer and buyers agent that the sellers have strong concerns about the CoronaVirus so please use your best judgement on who comes to the property.  And we will reserve the right to refuse access to the property with anyone that is suspicious of showing signs of illness.

We all can use our best judgement instead of sending the whole family maybe just send their Realtor or one family member.  This eliminates “lookie-loo buyers” allowing the listing agent to protect their selling clients from lots of exposure to random people in their home.

In today’s crazy market, the workload falls really on the listing agent’s ability to communicate effectively with buyers and buyers agents. We need buyers agents to get more specific about what their buyers want and qualifications so that we can eliminate excess showings and looking at a property that aren’t really what they want.

The new home seller marketing plan:

For home sellers, we are adding NEW items for buyers online research:

  • Live Video Tours, Virtual Tours, Matterport 3d presentations
  • Community/neighbourhood explainer videos
  • Property explainer videos
  • Build website pages that host more details than the MLS

We have to give the buyers all of the best information, traditionally we would try to make the property as pretty as possible to get more buyers to come to visit the house.  Now we need to give them as much as possible so the right ones only make the decision to come.  In this environment, this strategy does not compromise the seller’s high sales price.

For home sellers, we will be qualifying all the buyer showing requests in advanced, screening the professionalism of the buyers’ agents with their buyers to mitigate any excess showings and find the best possible buyer and sell them the home.  Keeping everyone safe!  Yet still, achieve the goal.

Now more than ever the professionalism of the real estate agents is critical!  People will “have to buyer & sell” regardless of severe global challenges.

Calgary Real Estate Market: Secondary Suite Is The Modern Trend

Over the past few years, Calgary has witnessed an ongoing, and sometimes fierce, public debate on the topic of secondary suites in single-family homes.  The debate is fueled by a number of factors, including economic and lifestyle trends that are driving the increased demand for legal secondary suites in the existing Calgary real estate housing market.

At first glance, secondary suites seem like a throwback to a bygone era when the extended family housing model was commonplace, but there is nothing old-fashioned about the secondary suites built into contemporary construction.  These apartments have everything needed for independent living and offer a great way to enjoy all the benefits of an extended family lifestyle while preserving privacy at the same time.

Owning a home with a fashionable, legal secondary suite allows families to experience the luxury of accommodating young adults and elderly family members under the same roof.  Multiple generations can live together, learn from, and support one another while retaining the ability to retreat to their own private space.

The 2016 Statistics Canada Census data shows that 1 in 3 Canadians between the ages of 20 and 34 live with their parents.  This number has been on the rise since 2001.  Housing affordability is a driving force behind the trend.  Another reason is that in an increasingly competitive job market, young adults are pursuing multiple advanced degrees before striking out on their own.   A secondary suite offers parents and children the best of all worlds and the ability to keep your loved ones close, but not too close.

On the other end of the spectrum, secondary suites are an attractive option for older adults looking to “age in place.”  Comfortable, private apartments in the homes of their children allow seniors to age comfortably and gracefully while lending a hand with child care and other family duties.  Children can rest comfortably knowing their beloved parents are right downstairs should they require assistance.  The economic benefits of reduced living expenses are shared by all.

Even the closest of families can develop a conflict with one another at times.  People can become particularly sensitive when they feel they lack privacy and a sense of independence in their lives.  Secondary suites allow families to acknowledge valid issues while offering a solution.  Whether you are 21, 81, or somewhere in between, we all need privacy and quiet time in addition to the love, support, and companionship of extended families.  Secondary suites offer a perfect solution for Calgary housing challenges confronting modern families.

You have made the big decision to sell your home and you are overflowing with excitement and anticipation; may be feeling just a little bit nervous too. It does not really matter if it’s your first time letting go of a property or not, the cycle of self-doubt will kick in.

To help your home sell quickly and for top dollar;

Here are my “Top 5 Tips” for apprehensive sellers whether you are in Calgary city or other parts of the world; these guidelines do apply:

  1. Work with an Experienced Realtor

The easiest way to banish any possibility of seller’s remorse down the road is to work with an experienced professional who understands the local market.  Knowing that you are in good hands will calm your nerves and help you sleep at night.  You have made a serious decision to sell a very large asset.  Ensure a good outcome by working with an experienced Calgary Realtor ( if you live in the city )

  1. Price it Right

Homes that are overpriced end up languishing on the market and, in the end, often sell for less than they would have if they had been priced right in the beginning.  Timing is everything in real estate and an overpriced home can easily end up costing you time and money.  Work closely with your Realtor to set the correct price at the start.

  1. Understand the Market

The real estate market is a continuum in constant motion – sometimes leaning heavily toward a buyer’s or seller’s market and oftentimes, balancing somewhere in the middle. Your Realtor can help you understand the realities (good and bad) of the market and micro-market your property is in.  It is great to dream, but you also need your expectations to remain realistic on the road to realizing those dreams.

  1. Highlight Your Home’s Strengths

We know you love your home and will be leaving with some great memories.  The challenge in selling is to do everything possible to make sure buyers see what you see and fall in love with the property. You accomplish this by emphasizing your home’s best features – both in marketing and in the presentation.  If the house has great crown molding, don’t obscure it with heavy drapery.  A beautiful façade should not be covered with overgrown foliage.  Do everything possible to make sure the home’s finest qualities shine through.

  1. Keep Your Eye on the Prize

When you decided to sell your property, you had at least one goal in mind.  Perhaps it was to free up money to invest in another property, or maybe you just wanted to rid yourself of mortgage debt.   Many sellers simply think it’s for a change in their living situation.  Whatever your motivation for selling, keep that in mind throughout the sometimes-frustrating process of selling a home.

A Stroll Along Victoria’s Inner Harbour

A visit to Victoria is incomplete if it does not include time spent enjoying the city’s majestic Inner Harbour. Take a leisurely stroll along the waterfront promenade and you will discover the magical mixture of scenery, activity, architecture and ecosystems that keep tourists and locals alike coming back whenever they can to breathe in the fresh ocean air and take in the views.  Look one way and you will see Victoria’s iconic Parliamentary buildings and the historic Empress Hotel.  Look the other way toward the sea to behold a colorful flotilla of yachts and boats against a backdrop of azure blue sky and water.

Situated fully within the city of Victoria, the Inner Harbour, also known as James Bay, bisects the downtown area to the front of the Empress Hotel and extends northeast to the Johnson Street Bridge. Home to dozens of restaurants, breweries, whale watching tours and ecotourism activities, the Inner Harbour serves as a port of entry to Victoria and Vancouver Island.  Ferries and small cruise ships shuttle tourists who, in only a few steps, can embark into the heart of the city.  The Harbour is a whirlwind of activity during the day and well into the evening – in good weather and bad.  As dusk settles, the lights come on, the local buskers start playing and people-watching kicks into full gear.

Why Victoria is a Great Place to Live

Natural beauty, good weather and a highly-coveted lifestyle are just a few of the reasons Victoria is a great place to live. The city manages to combine old world charm and ambience with ultra-modern amenities in a seductive island setting. A 2016 Conde Nest Traveler reader’s poll chose Vancouver Island, where Victoria is situated, as “the Top Island” in the continental U.S.A. and Canada, as well as one of the “Best Islands in the World.” In 2015, Travel & Leisure named Victoria one of the “Top 10” cities in North America. A Foodie’s Guide to Victoria

Victoria’s restaurant scene is an intoxicating mix of urban charm and rural sensibility. The city is home to a growing number of farm-to-table restaurants specializing in their own brand of “West Coast Cuisine.” Some have compared the city’s food obsession to the ultimate foodie city – San Francisco, but the Victoria restaurant world is uniquely its own. Local farms, markets, wineries and breweries provide the ingredients and a group of young, entrepreneurial chefs and restauranteurs work their magic to create consistently high-quality dining experiences.

When restaurant owners in Victoria talk about locally-grown food, they really mean it, unlike other major cities that are situated hundreds of miles from the nearest farm. RMS reset?

So, how are you getting along with RECA’s Residential Measurement Standards (RMS)?

It’s been nearly a year since RECA launched the new standards, so the ins and outs of applying it must be routine? You may not agree with every aspect of the RMS, but by now you should be able to present your listings compliantly and explain the rationale and principles to your clients and prospective clients.

All is good and we can move on to other pressing matters . . . right?

If you paused on your response, you’re likely our target audience for this article. The simple reality is that there will never be a measurement standard that pleases everyone—at least that was our experience in the decades that this was CREB®’s work.

From time to time, we would see the need to make some changes, but often it was because new housing products would evolve and we needed to make sure they were included in CREB®’s Measurement Guidelines. This is how different standards evolved over time for single-family and semi-detached product—and then we saw waves of new attached and multi-family structures that drew out even more approaches.

In the absence of any legislated standards, local real estate boards, the new construction industry and other municipalities inched down different paths.

Some time ago, we viewed registered size as a means to establish a consistent size of condominium properties and we know where that has ended up. Maybe the problem is that during all this time, we focused on the structure, rather than the space people use the dwelling to live in? Even NAR on realtor.com advises consumers that, “. . . a home’s square footage can be surprisingly subjective.”

If that’s the case, then maybe we have been too focused on using exact measurements, and perhaps a margin of error or tolerance should be built into the RMS?

It’s sometimes easy to forget that the CREB® measurement standard did not create a perfect world either, and we are not likely to go back to that world in any case. We now have a measurement standard that is principle-based and mandated, which is envied by some jurisdictions like Toronto.

My colleague from the Toronto Real Estate Board (TREB) has said from an Alberta stage that they would love to have a standard imposed by RECO (Real Estate Council of Ontario) because it would bring order to their chaotic approach.

Meanwhile, RECA has heard the concerns of the real estate community after the RMS launch and has since initiated a request for feedback last November. Over a three-month period, they invited you as industry professionals, as well as real estate boards, to provide input by February.

We hope many of our members took action and provided feedback on this subject, as we did here at CREB®. We continue to be very concerned with the impact of the RMS on CREB®’s MLS® System. I will not retrace all of that ground here, but we will not rest until we have a database that our members and Alberta consumers can rely upon as being fully accurate.

Our main message in our submission to RECA was the need for consultation, effective change management and a concerted lobby effort for the RMS to be adopted by all participants in the residential housing sector. We encouraged RECA to maintain the principle of providing a measurement standard that gives consumers and industry professional’s accurate and consistent property measurements.

Following the principled approach, we also advocated for a measurement standard that is simple and consistent with every type of home. You will also see how we positioned AREA to play a key role in lobbying for the adoption of the RMS as the only standard of measurement in all aspects of residential housing in Alberta.

As RECA continues to consider making changes to the RMS, we are encouraged that they have embraced greater consultation and proactive change management practices. With a fresh approach, we hope a principle-based standard can meet the test of the common sense approach and that it can be readily determined by industry professionals.

Please take a close look at our submission. We are continually asked to provide input and feedback on your behalf in an endless number of ways. Obviously, when we speak on your behalf, we try to respond in a way that reflects the wishes and objectives of the majority of our members. In the case of the RMS, that is a lofty goal and the additional complication is that by suggesting something new and radical in moving to a fully interior living space approach (paint to paint), thinking outside the box comes with risk, something we have been proud of our directors for taking on judiciously.

Our document may not be popular with some of you, but it does achieve the goals of database integrity and promoting member’s interests by steering the thought process toward a principled approach to landing a measurement standard that is consistent and simple to explain, and provides the opportunity for consumers and REALTORS® to genuinely compare all product types equally.

We invite you to share your thoughts here, or you can come to our Town Hall meeting at CREB® on May 31 at 2 p.m. Among other things, we will update you on the work of the Presidential Task Force—the group of your peers that have been taking a fresh look at RECA’s current enforcement of the RMS, while also making recommendations regarding CREB®’s ability to protect the data integrity of the MLS® System.

Moving this conversation further into the realm of principle may not be an easy route, but what if there is a better way to represent the size of a home? Tips for Avoiding Nightmare Tenants

Success in real estate investment is totally dependent on the property owner’s ability to find and lease space to qualified, dependable tenants.  Good tenants are building blocks for a solid investment.  Each turnover in tenancy involves costs – in lost rent and the cost to prepare space for a new occupancy.  There can also be substantial legal costs involved in removing problem tenants.  While a certain amount of turnover is both inevitable and manageable, the goal must be to keep turnover to a minimum.  Turnover is a landlord’s greatest enemy.

Here are a few valuable tips for pulling in quality tenants and avoiding every landlord’s worst nightmare – the deadbeat tenant from hell who does not pay rent and destroys your property.

Don’t take shortcuts when it comes to tenant screening. – Order background and credit checks on every tenant applicant you consider and have them provide proof of income, such as a current pay stub.  Also, ask for landlord references and make every effort to contact those references.  It is also fair game to check out the social media pages of prospective tenants.  Twitter, Facebook, LinkedIn and Instagram are home to treasure troves of information when you are trying to find out more about a person.  Just because one report or reference comes back looking good, don’t neglect to follow-up with the other checks.

Try a little patience! – Yes, we have established that turnover costs money, but do not lease to the first tenant who comes knocking just to avoid a short-term vacancy.  The costs associated with evicting a tenant will far exceed the costs of a brief vacancy.  Develop patience and wait, if necessary, for the right tenant to come along.

Look for obvious red flags that may signal a problem tenant. – There are signs that alert landlords to tenants that are best avoided.  Anyone who is in a big hurry to move in immediately should cause you to slow down and ask a few questions.  What is the big hurry?  Were they evicted by another landlord or thrown out by their parents?  Also, beware when throngs of friends and family show up to look at a simple one-bedroom apartment.  An excessive number of people living under one roof will result in increased wear & tear and higher utility costs and may even violate the rules of your condo or homeowner’s association.  Finally, watch out for applicants who have multiple addresses over a short period.  This means they move all the time.  Before you know it, they will be moving from your property and you will be back at the drawing board in search of a steady, long-term tenant.

Consider employing a professional property manager. – If your budget has some wiggle room, you may want to opt for the services of a professional property manager.  They have websites designed to attract tenants and are already set up to screen prospective tenants in assembly line fashion.  Best of all, many investors report that property management pros can negotiate better rents than they were getting on their own.

Another way to avoid bad tenants is to be a good landlord.  Honor your own obligations under your rental agreement, respect your tenant’s privacy and your good tenants will be more inclined to renew the lease.  You may even persuade them to accept a little bump in rent to sweeten the deal!

Do not make the mistake of placing your real estate affairs in the hands of an inexperienced agent. In red hot real estate markets, it seems that everyone wants to be a Realtor. After one rainy day of binge-watching HGTV, people start to believe that anyone can flip a house and make a fortune. It all looks so easy on TV, but in reality, it is not.

A successful career in real estate requires knowledge, hard work, formidable people skills, and EXPERIENCE!

Sure – we have all gone to school and earned our credentials, but the real training in this business comes on-the-job. It is the oldest way to learn and still the best.
