Marda Loop Communities Association

As an Altadore real estate professional, it is important that I am connected to my community.  I have had the opportunity to sit on the board for the Marda Loop Communities Association.  This association manages the facilities, community events and other recreational activities in South Calgary, Altadore-River Park, Garrison Woods and the commercial district of Marda Loop.

This association assists in the issues surrounding neighbourhood planning, parks and transportation in the community.  They are also responsible for an extensive calendar of activities for kids, adults and seniors.  If you are new to the Calgary area, this is a great way to fill up your social calendar with some great fitness classes and educational events.  Be sure to stop by the outdoor pool or the ice rink depending on the season.

This non-profit association has been operating for over 40 years by a group of dedicated and hard-working volunteers.  They commit their time and talents to improving the neighbourhood life in Calgary.  If you are looking for a great way to meet new friends and get involved with your community in South Calgary, consider volunteering for the Marda Loop Communities Association.  They are always looking for extra helping hands to assist with planning, volunteer during the events, or help out with many of the children’s programs.

Although I no longer sit on the board for this association, I still enjoy participating in their community events.  The Indulge Event, held every spring, is a fantastic food and wine expo that brings many residents together.  The event gives restaurants in the Marda Loop area a chance showcase a sample from their menus.  There is a silent auction followed by a live auction later in the evening.  This event is not to be missed, and I look forward to seeing you at Indulge 2014.  Please feel free to say hello and let me know if you have questions about the Altadore real estate market.

What To Look For In A Luxury Home

How do you define luxury?  Home buyers may have a variety of different ideas in mind.  Many of my clients value their outdoor space just as much as the interior of their home.  The property and surrounding area give the home its curb appeal and provide the homeowner their own private place to enjoy the outdoors.  For most, a luxury home needs to offer something unique.  There are several features that are becoming must-haves on the luxury home buyer’s list of requirements.

A designated wine cellar is the entertainer’s dream.  These rooms are being designed to showcase a collection of wines and allow the homeowner to control the temperature separately from the rest of the house.  In the past, wine cellars were often built into the basement of the home, but modern designers are finding a way to incorporate them into the main level which provides easy access for entertaining.

The finishes in a home are what truly separate an average house from a luxury home.  Natural finishes like hardwood, granite, and travertine add that extra wow factor to a house.  In real estate, you will often hear the phrase “kitchens and bathrooms sell homes”.  This is especially true in the luxury home market.  Buyers are looking for beautiful custom kitchens and bathrooms that are both functional and stylish.

Because many areas in Calgary sit on a higher elevation, home buyers are looking for a house with a view.  The surrounding areas provide a stunning backdrop with views of the city or mountains.  Unlike the cosmetic features of a home, the view is something that you cannot change and will never go out of style.  Homes with a view hold their value and are highly desirable for prospective buyers.

Love to enjoy a movie or game on the big screen?  Media rooms have come a long way and are a must-have in a luxury home.  The ideal media room features comfortable seating, surround sound, and a high quality projector system.  Media rooms are perfect for entertaining friends or spending a relaxing weekend at home.

Bike Like A Pro

Although I am a long way off from calling myself a professional, I am definitely passionate about cycling. If you are looking to take up a new sport that helps you maintain your physical fitness, allows you to enjoy the outdoors, and pushes your personal limitations, cycling is a fun and rewarding sport.

Join a group that will motivate or inspire you to ride. Although cycling can be considered a non-competitive sport, riding with a group will help you to improve your endurance. It provides a fun social atmosphere and holds you accountable to make sure that you get out and ride at the scheduled time.

Develop a training plan. Decide how far you want to go, and figure out what you need to do to get there. Establish a plan that will gradually get you closer to your goal without over exerting yourself. If you are used to working out with cardio equipment at the gym, you may want to invest in a power meter or heart rate monitor. This allows you to have a good idea of how your body is responding to the workout.

Sign up for an event like a race or charity ride. Forcing yourself to shape up for an important event adds an extra element of accountability. It gives you something to look forward to and helps you to connect with other cyclists. If you are new to cycling, start with a non-competitive charity ride for an organization that is meaningful to you.

If you are already into cycling … a little more than your average bird … MEC in Calgary is offering a great event on Saturday, April 26 from 6:30-10:30pm. If you are over the age of 18, MEC is inviting dedicated riders, performance cyclists and club-level racers to their first MEC Rider Expo. Alex Stieda will be on hand to discuss his training regime and his Olympic and Tour de France experiences.

This June will be the second annual Bike Month in Calgary. The City of Calgary established Bike Month to provide an opportunity to promote cycling education and encourage residents to adopt this fun, economical and healthy transportation alternative. There are three family-focused bike festivals happening this month in the city. There are also a series of maintenance clinics and information sessions that are available for free or by donation.

My Best Dog Care Tips

My best dog care tips

Our dog Max is an Australian Shepherd/Collie mix. He is 11 years old and has always loved tagging along with our family when we went hiking or kayaking.  Although a dog is supposed to be a man’s best friend, Max seems to prefer my wife over me.

I used to bring him running with me when he was a puppy.  He had plenty of energy and had no problem keeping up.  Now that he is 11, he has no interest in hitting the pavement.  If I put my shoes on and ask him if he wants to go for a run, he avoids eye contact and hides behind my wife.

Although he’s not much a runner, Max loves to go for walks.  We walk him twice a day, using a nylon leash.  This helps to keep him off other people’s lawns and helps us to maintain control if he gets excited from seeing another dog.

If you are like us and you like to bring your dog on hiking adventures outside the city, the public health office is warning that deer ticks continue to be a problem.  Although the percentage of deer ticks that are testing positive for Lyme disease is still relatively low in Alberta, it’s a good idea to check your dog’s coat after spending time in a forest or around long grass.

As a dog owner, it is also important to know that spring is considered to be flea season.  There are many things that you can do to help your dog prevent fleas naturally.  A balanced diet strengthens their immune system and will help them resist pests on their own.  Give your dog a bath every six weeks with a gentle shampoo that won’t dry out their skin.  If your dog has a bed, it’s also a good idea to wash it or replace it on a regular basis.

Calgary has 150 leash free parks within the city.  The Altadore Park provides an excellent leash free area that stretches between 38th  Avenue and 50 th  Avenue where you can bring your dog to let off some energy and get to know the other dogs (and humans) in your neighbourhood.

What I Appreciate Most About Women

March 8th  is International Women’s Day.  This special day commemorates the many obstacles that women have overcome in their struggle for fair wages, equality and human rights.  There is no doubt that women have made incredible progress throughout history. They have demonstrated the amazing ability to rise to the occasion and excel in their personal and professional lives, often simultaneously.

Without the women in our lives, many of us wouldn’t be where we are today.  My wife often offers her perspective when I am dealing with challenges.  She helps me to evaluate how I should respond and reason carefully.  I look back at these situations and appreciate that I have her input when I am deciding the best course of action.  I won’t say that she is always right, because I don’t want her to hold it against me later!

Woman view the world with empathy.  As mothers, their perspective helps to raise children to be thoughtful and considerate of others.  It helps to foster a sense of community and makes our kids grow up to be understanding and non-judgmental adults.

Women excel at being patient, understanding and thoughtful.  They are able to bring a positive energy to just about any situation.  They are organized and methodical and can multitask their way around the most hectic schedules.  In the real estate industry specifically, women do a great job at putting their clients at ease and building great relationships.  They are strong negotiators and have a good understanding of the emotional side of the home buying and selling experience.

There are many women throughout history who have raised the bar personally and professionally.  Helen Keller, Amelia Earhart, and Harriet Beecher Stow made their mark in history and are still regarded as role models today.  As professionals, women are dominating every industry in Canada.  They make exceptional leaders and bring a fresh perspective to their industries.

How to Sell Your Own Home

It’s understandable that home owners contemplate selling their home themselves. Doing so would seem to save money and may look pretty simple; clean the house, put up a sign and do some open houses. For those home owners thinking about this approach, I’d like to provide some details you may not have thought about.

Know the market

First, pricing a house needs objectivity and excellent knowledge of the current market. What is the current inventory in your estimated price range? What are the prices of comparable properties? How long do properties stay on the market before they sell? Why are some houses on the market for a long time and others sell right away? Are there lots of buyers in the market right now? It takes all this information to price a house to sell in a reasonable amount of time and get market value for your it.

Stage your home properly.

Proper staging prepares a house to show from the buyer’s viewpoint, not the seller’s. Buyers are very influenced by their first impressions of a house, inside and out. It only takes seconds for buyers to get a first impression, a few seconds to look at the yard and the entry way, and another few seconds to get the feel of the house as they walk in and glance around. Staging is critical to capturing a buyer’s interest and making sure there are no major distractions. You may not notice where repairs are needed, but they will.

Hold open houses.

Once a house is ready to show, you need to have open houses that get traffic from interested buyers. You need to balance being available to describe your property’s attributes with leaving buyers to look on their own. Buyers can find it very awkward when home owners are in the house as they walk through.

Make your house is available to show for the convenience of buyers and their realtors, not for your convenience. That means making the house available during the day and during the week. Just nights and weekends won’t sell the house. When showing the house, be organized and relaxed. Plan ahead how you are going to handle showings and practice.

Evaluate offers.

As the home owner, you will be working directly with agents to negotiate offers. Receiving an offer is just the start of negotiations that determine the sale price and other important terms. You need to know how to evaluate buyers as well as their offers.

There is much more to selling a house than you might think. An agent knows all these details and represents the seller’s best interests — from setting the right price to negotiating the best sale. Before you decide to sell your house yourself, think realistically about all it takes to be successful. You might want a professional agent in your corner.

Should You Invest In A Condo?

Real estate investors who are considering condos as investments are entering a solid condo market. Condo sales have been doing very well in Calgary because of the migration into the area for jobs. No investment is a sure thing, though, and even in a good market, investors still need to do their homework. No matter what the market is like, I can offer a few tips based on my experience in this market.

Always do the math.

Every investor has a different set of financial circumstances and expectations. What you pay for a property is obviously a big factor. However, investment calculations need to consider mortgage carrying costs versus cash in the deal. Look at any tax implications in the short and long term. Plan how to handle utility costs and property taxes in establishing the right rental fee.

Have a good idea of how long you are going to hold the property and why.

This is important to factor into expectations for return on your investment. In the short term there is the cash from rental income but it takes time to build value from market appreciation.

As with any real estate, it’s all about location.

Know the neighborhood, current rental rates and who makes up the rental population. Some neighborhoods are in transition either up or down. Get details on the local rental market from your Realtor®.

Check too the economic trends outside the local neighborhood.

Those trends have a significant impact on neighborhood real estate, e.g., mortgage rates, employment figures and market stability.

Consider the pros and cons of new construction versus established properties.

With new construction, you can get a better price and staggered payments in the pre-selling phase of a condo development. Initially, you will have significantly low maintenance and upkeep costs. However, there is uncertainty in the final value of the property once it is finished. It’s good to know the track record of the builder regarding on-time completion and building quality. You will need to find tenants who are looking for new construction. Existing condos have a track record of income, and the sale price reflects this value. The characteristics of current tenants give you a good foundation for finding the right tenants for your purchase.

Study Says Experienced Real Estate Agents Sell More, Faster

I came across this recent study by finance and real estate professor Bennie Waller of Longwood University, Virginia, published on the Journal of Housing Research in 2012, stating that experienced realtors sell 12% more homes and 32% more quickly, on the average, than inexperienced agents.

I was happy to get confirmation!

It seems that the adage practice makes perfect is true even in the real estate industry. According to Prof. Waller, “The more experience you have, the more likely you are to sell the properties that you list, the more likely you are to sell (them) at a higher price, and the less time (they stay) on the market.”

I believe experienced real estate agents have these three advantages.

Experienced agents generally know more.

Veteran agents tend to know more about the neighborhood, the market, what buyers and sellers typically need and want, and the entire selling and buying process. For example, veteran seller agents know what buyers are looking for and are aware of the competition, and they use what they know to stage, price and promote the seller’s house to sell fastest and at the best price. Veteran buyer agents know what’s a good buy and how to structure the purchase offer in terms of price, condition dates, closing dates, and even the length of time an offer should be left open, ultimately helping the buyer acquire the property for less money and under the terms and conditions that the buyer wants. A lot of this information cannot be had in a real estate course or from books, but is experiential and intuitive. In addition, veteran agents generally know more buyers and sellers, as well as good and reputable home inspectors, appraisers, mortgage brokers, and other key members of the real estate team.

Experienced agents are more confident about what they know.

 As veteran agents’ knowledge of their business comes not just from books or from other people but from their own firsthand experience over many years, they can hold their own in transactions. They can tell a seller who wants to sell his house at a ridiculously high price that it won’t work, and convince him to go with a more realistic price. He can tell a buyer if a crack on the wall is not a major issue and can be easily repaired, and is in fact a good thing because it will pull down the price.

Experienced agents can advise you through the many changes in your housing needs.

 Veteran agents are of course older and have gone through many changes in their lives and seen the same changes in the lives of others that impact their housing needs. As such, they can be a valuable resource for you as you go through your own life changes and even those of your family.

Everything has its season, though, and the rookies today will be the veterans of tomorrow. So I advise the rookies to go beyond seeing the veterans as the competition, to learning from them so that they could take over when the time is right.

A Realtor’s 2013 Calgary Real Estate Market Forecast

At the end of each year, clients and friends are often eager to know my opinion about the state of the Calgary real estate scene, or, on occasions, even the whole of Canada. I often receive questions like: “Is next year a good year to buy a home?” Another popular question people tend to ask me is: “Will my property’s value appreciate next year?”

I can’t say that my take on the real estate industry is definitive, but I did notice a few trends which I will use as basis for some of my projections in this blog.

Zeroing in on Calgary

Based on economic indicators and real estate figures this year, I can see Calgary’s residential real estate market growing even bigger in 2013, thanks in no small part to the solid economy and strong consumer confidence.

Industry insiders will tell you that 2012 had the highest level of sales activity in the last five years. That’s a good sign and indicates a stable economy. They expect to see this sales activity increase even more in 2013.

What does this mean for buyers and sellers and homeowners? Here are a few things that I see happening in the Calgary real estate industry in 2013:

  • Stable property values – Homeowners can rest easy knowing that the value of their investment will appreciate or at least remain stable as employment growth, rising incomes, and low mortgage rates will help sustain demand for housing. In addition, net migration is expected to increase to 20,000 people largely due to the oil and gas sector which is a key industry and is a major factor in generating growth and prosperity. MLS sales are seen to increase by 15.7 percent or 26,000 transactions because of net migration. Moreover, sales prices in the Calgary region are projected to rise by 2 percent or $411,000 and by another 2.7 percent 422,000. 
  • Good time to buy a home – In recent years, more Calgary residents have been buying property, due to the low interest rates.  With low interest rates expected to continue next year, it’s a good time as any to consider buying a new home.
  • Good time to sell – A recent report on the Calgary real estate market showed that single-family homes were most sought after in 2012. More than 60% of sales of residential properties were single-family homes that cost below $450,000. So if you have a single-family home and would like to move to a bigger one, you have a good chance of selling it in 2013, especially if it’s under the $450,000 price point.
  • Strong activity seen in certain Calgary neighborhoods –Killarney, Hillhurst, Marda Loop, Mount Royal, and the Foothills exhibited strong activity resulting in the values of properties in these areas to increase.       One of the reasons that in these areas easily moved is because of their strategic location and proximity downtown.  If you have a few properties in these neighborhoods, next year seems like a good time to sell it, especially with rising demand.
  • Office real estate increases in value– Calgary’s office real estate market has also strengthened this year, compared with 2011. One indication of this is the premium rates that office spaces in certain Calgary areas demand.

The 8th Avenue S. W. Strip, particularly, has been listed as the second most expensive street in Canada, next to Toronto’s Bay Street. With its proximity to retail streets, easy access to transportation, and available parking spaces, it’s no wonder that this particular street in Calgary demands an average of $55.33 per square foot, at $76.50 square foot being the top rent.

As you can see, Calgary’s real estate market is strengthening and continues to grow. From the looks of it, moreover, this trend will continue in 2013. Homeowners, buyers, and sellers in Calgary can be confident that real estate will remain a good investment.
