Home staging is a powerful tool in pulling in buyers and selling a home for the highest possible price. It is all about creating a memorable first impression that will stay with homebuyers when they sit down to think about the homes they have visited. Professional home stagers do an excellent job in preparing properties to show, the added expense often brings a stronger offer.
Professional stagers may replace your furniture with updated trendy pieces that catch the eye of buyers. That being said… Here are a few do-it-yourself tips for effective staging – guaranteed to make your house stand out!
Let Your Light Shine
Buyers love homes that permit generous flow of natural light. Pull back all curtains and window coverings and update light fixtures and lamps with newer, brighter, more energy-efficient bulbs. Turn on all the lights for open houses and showings. You don’t want buyers to think you are trying to hide anything.
Clean and De-Clutter
After a thorough cleaning of the house (inside and out) including closets, garages and storage spaces, conduct an exhaustive de-cluttering of the entire home. This does not only mean putting away personal items, memorabilia and photos. All extraneous furnishings should be removed also. The furniture that remains should be arranged in groupings to permit easy flow of traffic through the home. Remember that the goal is to create a blank palate so would-be buyers can envision the home as their own. Arrange for off-site storage of the extra belongings with a friend or at a storage facility. Although it is a lot of work, the good news is that you will already be half packed when your house sells and it is time to move.
Send Your Pets on a Much-Needed Vacation
We know that you love your pets and think of them as members of the family, but the cold, hard truth is that everyone does not love them the same way you do. If possible, make arrangements for pets to be out of the home during open houses and showings. Many potential buyers are allergic or uncomfortable around animals and there is no bigger turn-off to buyers than unpleasant pet odors.
Focus on Curb Appeal
Make sure the lawn is cut and the bushes are trimmed. Remove all dead flowers and then focus on the front entryway. A fresh coat of paint on the front door framed with potted plants and flowers will impress buyers right away. Do everything you can to make the home seem warm and welcoming.
Accentuate the Positive
Choose a room or focal point in your home that ranks among its best features and spend a little extra time and energy in staging that area. It may be a fireplace or a state-of-the-art kitchen or an enchanting outdoor living space. Remember what it was that made you fall in love with your home and then do everything you can to make sure buyers notice.

Christmas time in Calgary is an experience to cherish – a magical feast to delight the senses. When it comes to holiday decorating and Christmas light extravaganzas, Calgary knows how to put on a show.
Here is a guide to a few of our favourite Calgary Christmas light shows – sure to dazzle your eyes and warm your heart.
Kick it Off Downtown – Start with a walking tour of Calgary’s vibrant downtown. Sign up for a chaperoned walk or map your own route. In either case, you won’t want to miss the skating rink at Olympic Plaza, pedestrian-only Stephen Ave., and Devonian Gardens. The CORE Shopping Centre will feature over 100 decorated Christmas trees this year.
Zoolights – Unless you are ready to count the lights, you will have to trust the creative minds behind the annual Zoolights show at the Calgary Zoo. They claim that there are more than 1.5 million twinkling lights and 200 exhibits winding through the zoo’s paths, but we suspect that there may actually be more. This event, now in its 19th year, is the largest seasonal light show in western Canada and a beloved annual tradition enjoyed by Calgary residents and visitors. Dress warm, grab a cup of hot cocoa and enjoy the spectacular imagery with friends and family.
Lions Festival of Lights– This year marks the 30th anniversary of the Festival of Lights, organized and produced by Lions Club members and volunteers. The brilliant drive-by display along 14th Street NW boasts of more than 300,000 LED lights for the roughly 56,000 visitors who visit the display each day. Best of all – it is absolutely FREE. Come out with your family and enjoy the drive.
Airdrie Festival of Lights – Situated only about 20 minutes outside of Calgary, this annual light show organized by a not-for-profit foundation, has worked hard this year to update its light display to comply with new electrical code requirements. Why not come out and show appreciation for so much hard work? The light show incorporates train rides, fire pits, skating and hot beverages in a beautiful winter setting.

Real estate investors and homeowners share a common goal when it comes to the value of their home or portfolio. Everyone is looking to build equity. In real estate jargon, equity refers to the current market value of a property minus the balance of any mortgage loan owed to a lender. Equity is one of the main benefits of home ownership. In frenzied, seller’s markets, equity growth can sometimes appear to be exponential. Other times, it just creeps up in small increments through the years.
Many homeowners are content to take a passive approach and watch their property appreciate over time. Serious investors and homeowners looking to pull equity from one home to finance their next one are well advised to take an active approach to promote equity growth through renovations that will enhance the value of their property. Another way to increase equity is to reduce debt through early pay down of mortgage loan balances.
Here are a few proactive tips for building equity:
Maintenance and Upkeep
A house that is well-maintained will always retain more value than a property that is unkempt. More importantly, a home that is unloved and neglected can lose equity in the blink of an eye. Seemingly small items such as leaky faucets and roofs are equity killers when they lead to major damage. Maintenance can admittedly be boring. Imagine owning a debt-free home, unencumbered by the constraints of mortgage loan financing. You can make this dream a reality with an aggressive approach toward pay down of your existing mortgage loan through shorter loan terms and extra payments. Even one extra mortgage payment a year can significantly reduce the duration and total cost of your loan. Each dollar spent to reduce the debt gets added to the equity column on your home’s balance sheet and, by making the extra payments on a voluntary basis, you maintain flexibility and the right to direct those funds elsewhere when the need arises.
Meticulous Tenant Screening
A bad tenant who goes months without paying rent and forces you into court to seek an eviction is a definite equity killer. It can get even worse if you find out they trashed your valuable asset. The best way to guard against bad tenants is to adhere to strict qualifying standards with in-depth screening. In addition to reviewing each tenant’s credit history and financial situation, insist on checking references with former landlords. Make an appointment to check in on the home periodically to ensure that the tenants are respecting your property. This will also afford you the opportunity to attend to any repairs that are needed.

It has been almost 10 years since my family of four move to Altadore. We quickly fell in love with the community and became avid Altadorians. My son has loved it since the day we walked to the My Favourite Ice Cream shop and he saw the crazy number of ice cream choices.
Altadore has evolved significantly since we moved in. The old Safeway has moved west to the Garrison Woods site and Marda Loop has evolved into a more upscale restaurant and shopping district. Shirley loves that she can now walk to Phil & Sebastian’s her favourite place to meet up with friends. Yes we have Starbucks and Second Cup. In addition, we have neighbourhood pubs, yoga studios (even a Bikram Studio which Shirley loves), Chinook Music Studio, and two diners – who could ask for anything more?
Sure we miss the Farmers’ Market when it was in Currie Barracks just across Crowchild Trail, but we are looking forward to the new high street with its shops that will open there in a few years. Being on the east side of Crowchild has it benefits as you have lots of options getting downtown for work and play.
Great Schools
The main reason we live in Calgary is the incredible choice we have in education for our kids. Our children, as well as our niece and nephews who also live in Altadore have had great school experiences at Mountain View Academy, Altadore Elementary, Calgary Science School, Bishop Carroll High School, Saint James Elementary and Junior High School and Masters Academy. Calgary Academy is the school where our daughter found great success with her learning.
Shirley has been teaching at Central Memorial High School since 2004, she is currently the director of the String Orchestra program. This CBE high school boasts a great Performing and Visual Arts program, the National Sport Academy and one of the top teams of academic teachers in the city.
Just south of Central Memorial is the campus of the Career and Technology Centre at Lord Shaughnessy High School. This school has state of the art facilities where students can explore specific applied career pathways like being a chef, pharmacy technician, mechanic or a cosmetologist.
Hidden Gem
We are also close to The Military Museums of Calgary, which is a hidden gem. When family and friends visit for the first time we will often take them there where the history and artifacts are definately interesting. Calgary is often criticized for its lack of history, yet with the Glenbow, Fort Calgary, Heritage Park, Stephen Avenue, Inglewood and the Military Museums this city has much to offer. And they are all just minutes from Altadore.
Altadore is for the dogs
Max our dog loves joining Shirley on errands in the neighborhood. He is a local celebrity as everyone says “Hi Max!” He can count on treats at our RBC branch, the Post Office and especially from Kathy at Marda Loop Tailoring. RBC recently offered him a job as a greeter for 5-dog biscuits an hour, he really did want to take the job and was not happy to come home with Shirley.
Altadore boasts perhaps the best off-leash dog park in the city – River Park. It is a linear open space with lots of different tree plantings and rolling hills at the top of the Elbow River’s west escarpment (above Sandy Beach). As a dog owner we appreciate the benefits of being able to walk out the door and in minutes Max is running to play with other dogs and we can stroll on our own or chat with our neighbours and those visiting from other communities. River Park is the meeting place for the community – it is our town square. Even in the middle of winter, thousands of people will use the park for a leisurely stroll, tobogganning, or as part of a run.
Cycling Paradise
As avid cyclists, we can all cycle easily to 17th Ave and Downtown for some urban fun, or we can head to the Glenmore Reservoir for a more recreational and nature 20 km loop around the reservoir. Frequently I will ride ten minutes to North Glenmore Park, then do interval loops in the park for an awesome 60 to 90 min workout. Beginning in May, I leave can leave home on my road bike at 5:30 am and ride to Springbank and get home by 7 am to start my workday invigorated – with 45km’s in my legs.
Shirley loves to cycle downtown in the summer, ten minutes and you are there, no parking hassles, no tickets and it is all downhill so you are not sweaty when you get there! Exploring the city cycle paths gives a new perspective on the city, different from walking or driving. Shirley loves seeing all the horses in the parks along the bow river during Stampede week.

The Arts
We are also looking forward to the opening of the King Edward School as an art space as we will be able to walk there for concerts and exhibitions, maybe take a class or two. We are also old fashion and love to walk to the Alexander Calhoun Library to just relax and read a few magazines or check out their recommended reading bookshelf. I told you Altadore is like a small town, you can walk to everything.
Great Investment
Altadore has been a great investment for our family, not only in the quality of life that it offers, but also in the capital appreciation of our home. Buying or first home in 2004 – was a bit like winning the lottery. Altadore homes have appreciated over 200% since 2005. The greatest appreciation of any community in Calgary.
While some people question, how can people afford a home in Calgary’s inner city communities today, I say how can you not afford one. The best investment we made was stretching ourselves to move to Altadore 10 years ago. I don’t know of anyone who has regretting moving to an inner city home in Calgary.
One of my neighbours recently said, “I feel like I went to bed in Altadore, and woke up in Elbow Park.” She said this as a result of the numerous million-dollar homes now in our community, with several recent sales exceeding two million.
Last word
While Calgary boasts many wonderful communities, there is something special about Altadore and its small town east coast charm.
