Creating the Right Strategy for a Quick Sale

What do buyers really want? Achieving a quick and stress-free sale requires a unique strategy for each home. The Calgary real estate market is in a much different place than it was last spring, but that doesn’t mean you should put your real estate goals on hold. These four smart tips will help your property stand out and appeal to the right kind of buyers:

Know how your property compares to the competition. It’s important to understand what buyers are looking for. Check out some of the listings nearby, and work with your Realtor for an honest evaluation on how your home stacks up. Does your home have certain features such as a larger yard or updated finishes that others might be lacking? Be sure to showcase the details that make your property stand out from the rest.

Take the time to make a great impression. Getting your home prepared for the market is hard work, but it will be well worth the effort. Whether it’s a professional staging or deep cleaning, give your place the TLC it needs to look its best. Don’t be afraid to ask for help. There are a lot of competent people just a phone call away.

Price it right. Price is the number one driving factor for a quick sale. Particularly in a challenging market, it’s important to fine-tune your strategy. Buyers are highly educated, so they won’t be willing to pay more than the market value in today’s economy. Take a look at recent sales in the area, and determine an asking price that will motivate buyers to check out your listing as soon as it hits the market.

Anticipate deal breakers before they happen. Ordering a home inspection ahead of time is a great way to avoid potential problems during the sale process. This will give you the opportunity to fix any problems with the home or detect some of the bigger issues that might scare buyers away. Some buyers try to use the details of a home inspection as a bargaining tool, which is why the home should be presented with no surprises. This will help you finalize the negotiations on the spot.

There is no doubt that 2014 has unfolded so far as a seller’s market in Calgary.  Here are the reasons why

  • Inventory is low and homes are selling incredibly fast in Calgary Real Estate Market.
  • The value of real estate continues to increase in major cities across Canada, and Calgary is certainly keeping up with the pack. People who are looking for homes need to be prepared to act quickly.
  • With the reduced inventory of Calgary properties to choose from, it’s important to come forward with a serious offer to the seller; if you find the home that meets your needs and your budget.

Meanwhile, if the last few months have been any indication, it appears that inventory is slowly on the rise. Although it will take some time before we transition back into a buyer’s market, here are some tips to know:

 

  • If you are thinking of buying this summer, mortgage rates are sitting at record lows for yet another season. This makes a tremendous difference in terms of affordability; it can save you thousands of dollars over the course of your mortgage.

  • Keep in mind, a rate hold doesn’t require any obligation on your part, but it does give you the ability to determine your monthly payments more accurately. Particularly if you are a first-time buyer, choosing a home that fits into a monthly budget that you are comfortable with is important to meet your short and long-term objectives.

Setting up an RRSP mortgage on Real Estate – Using Olympia Trus

Are you earning less than 7% on your RRSP …. or RESP, RRIF, LIF, LRIF, and LIRA?

Did you know you can be just like the bank – and get a higher rate?

You lend an investor, your money at a set rate of return. Your money is secured on safe, secure well selected Real Estate.

Most investors pay between 7 and 15% return on your money – depending on the loan to value.

Most normally pay a nominally 3.5% per year into your self directed RRSP account, and then pay a balloon payment at the end of the term.

It’s super easy to set up.  You just have to sign the forms. All the forms can be found at http://olympiatrust.com/plans/index.php.  Normally the borrower will meet with you with the completed forms (or fax or email). It will take you 15 minutes to review the forms,  sign, and then … start earning 7-10% on your RRSPs!

Here’s the Process:

  1. Investor/Borrower has Client (you) Register for an Olympia Trust Account, using the PDF form – Registered Plan Application.
  2. Investor has Client Direct Olympia to Transfer funds from existing RRSP service provider using the PDF form – Transfer Authorization.
  3. Investor/Borrower  draws up the mortgage loan details with selected property using the PDF form – Mortgage Direction Undertaking.
  4. Investor/Borrower  completes the Solicitor’s Certificate of Disclosure & Undertaking regarding Arms-length mortgages as investments in self-directed Registered Plans, using the PDF form Solicitors Certificate.

With the forms complete:

  1. Investor/Borrower gets the first two forms to  account representative at Olympia Trust. There are currently three account representatives in Calgary.
  2. Investor/Borrower gets the second two forms to chosen lawyer. 

Investor/Borrower work is done. Olympia Trust gets to work … and lawyer gets to work.

Investor/Borrower follows up with lawyer and Olympia Trust to ensure everything is okay.  If things go smoothly, investor/borrower can expect the cheque within 3 weeks of the client, signing the forms.
