The thing about Calgary is that once people come here for a short visit – they often end up extending their stay.

In fact, many never leave!

As a result, Calgary city continues to have a growing and thriving population.  Spend some time here and you tend to get hooked.  There are a thousand good reasons to fall in love with this place, and here are my “Top Five” list.

 

  1. Calgary young. – According to Statistic Canada’s 2016 census figures, Calgary city remains the most youthful metropolitan area in Canada. Young single professionals and young families continue to motor the city forward and the youthful energy is contagious – even if you are just young at heart.

 

  1. Jobs The oil and gas industries have endured a few rough years, but given the cyclical nature of these fields, the ongoing rebound in the unemployment rate is likely to continue for some time. More importantly, the energy industry is not the only sector of the economy offering employment opportunities in Calgary. The city hosts the home offices of leaders in manufacturing, health care, education, and business services.

 

  1. Mountain Vistas with an Urban Vibe – When you put down roots in Calgary, there is no need to choose between the love of nature and longing for an active urban lifestyle. In Calgary, we have it all. Towering ski slopes and some of the world’s most beautiful mountain lakes are only an hour away from world-class dining and international entertainment.  In the midst of an urban setting, we can boast of over 800 hectares of parks and nature preserves and the largest network of walking/biking trails in North America. In winter, many of the pathways are cleared within 24 hours of snowfall and the locals spend 12 months a year enjoying outdoor life.  Calgary offers residents and visitors the best of all worlds.

Quality of LifeIn 2017, the prestigious international magazine, The Economist, chose Calgary as the 5th “Most Livable” city in the world for the fifth year in a row. 140 major cities are graded on topics such as stability, culture, environment, health care, infrastructure, and education and Calgary scored 96.6 out of a possible 100 points. The editors at The Economist are merely articulating what our city residents already know – Calgary is a great place to live, work, play, enjoy nature, and raise a family.

 

  1. The People – The people of Calgary are its greatest resource and the city has one of the most diverse populations in Canada. Friendly, generous, hard-working, energetic, creative, and tenacious are just a few of the adjectives that come to mind in describing our people.  Calgarians love to have fun.  What starts with Stampede in July continues throughout the year.  There’s always a music or cultural festival, block party, or get together to keep everyone entertained and support the strong sense of community that permeates our many neighbourhoods.

Spotlight on Marda Loop

Perhaps as much as any neighbourhood in Calgary, Marda Loop epitomizes the urban lifestyle mixed with small town vibe that Calgary’s residents love.  It is the kind of place where people can live, work, relax, eat and drink without traveling more than a few blocks from home.

This popular area is situated in Calgary’s southwest quadrant between Crowchild Trail and 19th Street SW.  As a designated Business Revitalization Zone, Marda Loop is home to more than 130 boutiques, shops and restaurants.  Over the last decade, the area centered around 33rd and 34th Avenues SW has emerged as one of the city’s most popular outdoor shopping venues.

Calgary Real Estate Market: Secondary Suite Is The Modern Trend

Over the past few years, Calgary has witnessed an ongoing, and sometimes fierce, public debate on the topic of secondary suites in single-family homes.  The debate is fueled by a number of factors, including economic and lifestyle trends that are driving the increased demand for legal secondary suites in the existing Calgary real estate housing market.

At first glance, secondary suites seem like a throwback to a bygone era when the extended family housing model was commonplace, but there is nothing old-fashioned about the secondary suites built into contemporary construction.  These apartments have everything needed for independent living and offer a great way to enjoy all the benefits of an extended family lifestyle while preserving privacy at the same time.

Owning a home with a fashionable, legal secondary suite allows families to experience the luxury of accommodating young adults and elderly family members under the same roof.  Multiple generations can live together, learn from, and support one another while retaining the ability to retreat to their own private space.

A Stroll Along Victoria’s Inner Harbour

A visit to Victoria is incomplete if it does not include time spent enjoying the city’s majestic Inner Harbour. Take a leisurely stroll along the waterfront promenade and you will discover the magical mixture of scenery, activity, architecture and ecosystems that keep tourists and locals alike coming back whenever they can to breathe in the fresh ocean air and take in the views.  Look one way and you will see Victoria’s iconic Parliamentary buildings and the historic Empress Hotel.  Look the other way toward the sea to behold a colorful flotilla of yachts and boats against a backdrop of azure blue sky and water.

Situated fully within the city of Victoria, the Inner Harbour, also known as James Bay, bisects the downtown area to the front of the Empress Hotel and extends northeast to the Johnson Street Bridge. Home to dozens of restaurants, breweries, whale watching tours and ecotourism activities, the Inner Harbour serves as a port of entry to Victoria and Vancouver Island.  Ferries and small cruise ships shuttle tourists who, in only a few steps, can embark into the heart of the city.  The Harbour is a whirlwind of activity during the day and well into the evening – in good weather and bad.  As dusk settles, the lights come on, the local buskers start playing and people-watching kicks into full gear.

Throughout the warm weather months, the Inner Harbour plays host to a series of music festivals, art fairs, boat shows and sailing events.  There is always something going on.  You can enjoy a local craft beer and watch the sunset, take an ecotour to the regions of the Outer and Middle Harbours, or just sit on a bench surrounded by overflowing flower baskets and watch the rest of the world go by.  Amateur photographers are everywhere –  waiting for the perfect light.  The iconic architecture of British Columbia’s capitol city combines with the vibrant flower arrangements and natural beauty to create one of the most-photographed locations in Canada.

Why Victoria is a Great Place to Live

Natural beauty, good weather and a highly-coveted lifestyle are just a few of the reasons Victoria is a great place to live. Discover Victoria By Bicycle

Victoria, the capital city of British Columbia, is famous for its thriving real estate market, magnificent scenery and stately Victoria architecture. The city and the surrounding landscapes present a feast for the eyes and memorable vistas that are best enjoyed on a bicycle. Blessed with mild winters and humidity-free summers, the biking trails in and around Victoria beckon riders of all ages, fitness and skill levels. The city can boast of more cyclists per capita than any other Canadian city and a ride along one of Victoria’s well-travelled bike routes is a great way to acquaint yourself with this southernmost major city in western Canada.

When it comes to cycling in Victoria, the options are infinite. Here is a newcomer’s guide to just a few of the city’s more popular trails:

The Galloping Goose – This relatively flat, 55-km trail is the perfect choice for families and casual cyclists. The trail starts in a busy section of town and then meanders through farmland and evergreen forests to an old abandoned mining town. Built on a former railroad, the terrain for the most part is flat with a few easily managed hills.

Hartland Bike Park – Serious riders in search of a challenge head to Hartland Bike Park – about 20 minutes from downtown Victoria. This woodland paradise offers options for all experience levels, but is used primarily by intermediate and advanced cyclists. Don’t forget a trail map if you visit Hartland since the complex network of trails can be confusing.

The Seaside Touring Route – This popular route, specifically designed for visitors, takes the rider by many of the city’s noteworthy attractions. This route has it all! Look one way and you will be treated to a surreal view of the mighty Olympic Mountains. Look the other way and breathe in the deep blue Pacific Ocean. The 39-km route can be modified to virtually any length with water views most of the way. Don’t forget to wave to the resident seals at Oak Bay Marina.

Given the abundance of bike trails and natural beauty, Victoria has emerged as a mecca for international bike racers. The annual Tour de Victoria takes place in August and is a mass participation event attracting both world class riders and weekend enthusiasts. There is even a 3k race for young children.

Tips for Avoiding Nightmare Tenants

Success in real estate investment is totally dependent on the property owner’s ability to find and lease space to qualified, dependable tenants.  Good tenants are building blocks for a solid investment.  Each turnover in tenancy involves costs – in lost rent and the cost to prepare space for a new occupancy.  There can also be substantial legal costs involved in removing problem tenants.  While a certain amount of turnover is both inevitable and manageable, the goal must be to keep turnover to a minimum.  Turnover is a landlord’s greatest enemy.

Here are a few valuable tips for pulling in quality tenants and avoiding every landlord’s worst nightmare – the deadbeat tenant from hell who does not pay rent and destroys your property.

Don’t take shortcuts when it comes to tenant screening. – Order background and credit checks on every tenant applicant you consider and have them provide proof of income, such as a current pay stub.  Also, ask for landlord references and make every effort to contact those references.  It is also fair game to check out the social media pages of prospective tenants.  Twitter, Facebook, LinkedIn and Instagram are home to treasure troves of information when you are trying to find out more about a person.  Just because one report or reference comes back looking good, don’t neglect to follow-up with the other checks.

Try a little patience! – Yes, we have established that turnover costs money, but do not lease to the first tenant who comes knocking just to avoid a short-term vacancy.  The costs associated with evicting a tenant will far exceed the costs of a brief vacancy.  Develop patience and wait, if necessary, for the right tenant to come along.

Look for obvious red flags that may signal a problem tenant. – There are signs that alert landlords to tenants that are best avoided.  Anyone who is in a big hurry to move in immediately should cause you to slow down and ask a few questions.  What is the big hurry?  Were they evicted by another landlord or thrown out by their parents?  Also, beware when throngs of friends and family show up to look at a simple one-bedroom apartment.  An excessive number of people living under one roof will result in increased wear & tear and higher utility costs and may even violate the rules of your condo or homeowner’s association.  Finally, watch out for applicants who have multiple addresses over a short period.  This means they move all the time.  Before you know it, they will be moving from your property and you will be back at the drawing board in search of a steady, long-term tenant.

Consider employing a professional property manager. – If your budget has some wiggle room, you may want to opt for the services of a professional property manager.  They have websites designed to attract tenants and are already set up to screen prospective tenants in assembly line fashion.  Best of all, many investors report that property management pros can negotiate better rents than they were getting on their own.

Another way to avoid bad tenants is to be a good landlord.  Honor your own obligations under your rental agreement, respect your tenant’s privacy and your good tenants will be more inclined to renew the lease.  You may even persuade them to accept a little bump in rent to sweeten the deal!
