Slight Inventory Decline

There have been no significant changes occurring in sales activity, but the number of new listings coming onto the market continues to ease relative to 2018 levels.

The decline in new listings was enough to start chipping away at overall inventory levels, which have eased slightly compared to last year.

The slight adjustment in supply levels has helped support further reductions in the months of supply, which was 4.6 months in April. While this level still represents oversupply in our market, it does reflect improvement from the nearly seven months of supply that we saw at the start of the year.

“Demand remains relatively weak in the resale market. However, if supply levels continue to adjust, this could help reduce the amount of oversupply and eventually support some price stability,” said CREB® chief economist Ann-Marie Lurie.

As of April, the total residential benchmark price in Calgary was $415,900. This is slightly higher than last month, but still nearly five per cent lower than last year’s levels.

Citywide sales were 1,547 units in April, two per cent higher than last year’s levels. Year-to-date sales remain nearly six per cent lower than last year and are 26 per cent below longer-term averages.

“Sales have been improving mostly in the lower price ranges, causing tighter supply conditions in that segment.  This will likely have a different impact on price trends in the lower price ranges depending on location,” said Lurie.


HOUSING MARKET FACTS

Detached

  • Detached sales improved by nearly three per cent in April compared to last year, due to gains in homes priced under $500,000. However, with 930 sales, activity still remain 24 per cent below long-term averages.  Recent gains were also not high enough to offset pullbacks earlier in the year, causing year-to-date sales to fall by over five per cent.
  • Improving sales did not occur across all districts. In April, there was growth in the North East, North West, South and South East districts of the city. Despite some signs of sales improvement, overall sales activity remains well below 10-year averages throughout every region in the city.
  • April detached inventories citywide continue to remain just above levels recorded last year. Months of supply remain relatively unchanged at four months.
  • The amount of oversupply has varied significantly depending on the area of the city. Months of supply has only risen in the City Centre, South and West districts of the city.
  • Despite some of the adjustments occurring in the detached sector, overall April prices remain lower than last year’s levels across all districts. Year to date, the largest year-over-year declines occurred in in the City Centre, North West and South districts.

Apartment

  • Despite the affordability of apartment condominiums, sales activity continues to fall across the city and in most districts. There have been 714 apartment condominium sales so far this year, the lowest level since 2001.
  • The decline in new listings has started to outweigh the sales decline, causing inventories to ease. As of April, resale apartment condominium inventories totaled 1,546 units, 16 per cent lower than inventory levels last April.
  • The easing inventories have also caused the months of supply to decline to just above six months. While this is still a buyers’ market, this trend could help ease the downward pressure on prices if it continues.
  • Apartment condominium prices in April totalled $250,400, comparable to last month, but over two per cent below last year’s levels and nearly 17 per cent below 2014 highs.

Attached

  • Attached sales activity improved compared to last year’s levels for the second straight month, almost offsetting the declines occurring in the first two months of the year.  Year-to-date sales were 1,113 units, nearly one per cent below last year’s levels, and 14 per cent below long-term averages.
  • Year-to-date sales have improved in all districts except the City Centre, North West and West.
  • Improved sales and easing listings have helped prevent further inventory gains in this sector and overall months of supply have trended down to five months.
  • Following several months of prices trending down, semi-detached benchmark prices in April rose over the previous month. However, prices remain over five per cent below last year’s levels at $395,300.
  • Row prices were $284,900 in April, over five per cent below last year’s levels.


REGIONAL MARKET FACTS

Airdrie

  • Stronger sales in March and April offset earlier declines, causing year-to-date sales to total 363 units, similar to levels recorded last year. New listings continue to decline, causing April inventories to ease compared to last year. Months of supply remain elevated at five months, but this is a notable improvement compared to last year, when months of supply was over six months.
  • Rising sales and easing inventories helped prevent further price declines in April compared to March. However, overall, April prices remained nearly four per cent below last year’s levels. Prices have eased across all property types, with the largest year-to-date decline in the apartment sector at eight per cent.

Cochrane

  • Despite improving sales in April, year-to-date sales in Cochrane eased by six per cent compared to last year. However, new listings have also eased, helping reduce some of the inventory in the market.  While inventories and months of supply remain elevated, for the first time since June 2018, the months of supply fell below six months.
  • Some improvement with oversupply has likely prevented further monthly declines in prices. As of April, total benchmark prices remain over three per cent below last year’s levels for a total of $415,100.

Okotoks

  • Despite some recent improvements in sales, year-to-date sales activity slowed compared to last year. New listings have also eased, but it was not enough to prevent further inventory gains, keeping months of supply above five months.
  • The amount of oversupply has impacted prices. April residential prices totalled $406,700. This is nearly four per cent below last year’s levels. Price declines were slightly higher in the attached sector, with a year-over-year decline of nearly five per cent.

Best Schools In Altadore

Families with young kids are drawn to the Altadore neighbourhood because there are a variety of great schools nearby.  The Altadore School is a public elementary school that accommodates kids from kindergarten to grade 6.  There are approximately 240 students and this school features an award winning naturalization area called “The Owl’s Nest”.  Students will go on to attend Mt Royal Junior High School for grades 7-9.  Central Memorial High School is the designated public high school for the area.  This school boasts an excellent theater program.  They are also affiliated with the National Sport Academy which provides additional training and resources for athletic students.

The St. James Elementary and Junior High School is the designated school in the Catholic stream.  Students will go on to attend St. Mary’s High School or Bishop Carroll High School.  Bishop Carroll differentials itself with a self-directed learning program.  Students who attend Bishop Carroll have the freedom to customize their curriculum to accommodate their personal goals, learning objectives and future plans.

There is an international French school as well as five other private schools in the Altadore area.  Rundle Academy is the leader in individualized learning for students with learning disabilities.  This school offers additional support and creative learning techniques to help students overcome difficulties with reading, writing or mathematical learning challenges.

Post-secondary students living in the Altadore area, who are planning on attending Mt Royal University, will be able to take advantage of the convenient 10 minute drive to school.  Mt Royal University provides applied degrees, career diplomas, as well as certificate programs.  The University of Calgary, which is about 15 minutes away, is another highly sought after institution.  They offer over 200 programs and are considered to be one of Canada’s top research universities.  The engineering and geoscience programs are constantly raising the bar for Calgary’s petroleum and geoscience industries.

Celebrating Summer in Calgary

Planning on heading out to enjoy some of the summer festivals this year around Calgary? There are so many great events to choose from. Although nothing can quite stack up against the Stampede, each festival offers its own unique selection of food, vendors and entertainment.

Kicking off the summertime is the Lilac Festival, held on Sunday, May 25th . This one day celebration takes place on 4th Street between 13th Ave South and Elbow Drive. With spring in the air, it’s a great time to shake off the winter blues and come out for the parade and a full day of family entertainment.

In June, the Father’s Day Festival is taking place on 8th Ave between 4th and 7th . The street will be closed for pedestrian access only during the Father’s Day weekend and there will be street performers, live music and a cool car show.

The Banff Bike Fest, taking place on June 12th to 15th , is the perfect excuse to head out of town. Cycling enthusiasts will have a chance to participate in one of seven competitive and non-competitive races. There is over $20,000 in prize money up for grabs this year.

Craving some authentic souvlaki? The annual Calgary Greek Festival welcomes over 10,000 guests at the Hellenic Community Centre. This festival takes place on June 21st to the 23rd this year.

Ready for patio season? The Kensington Sun and Salsa Festival is the place to be on July 20th . This year marks the 21st anniversary of Kensington Village’s annual festivities. Visitors can sample a wide variety of salsas, shop from the street merchants and enjoy one of the many local restaurants.

This year’s Ironman 70.3, being held on July 27th , was so popular, it actually sold out. If you were lucky enough to get a spot in what is considered to be one of the most challenging and scenic Ironman courses, you are in for an exciting and memorable day.

You don’t need to go all the way to New Orleans for Mardi Gras – you can find it right here in Marda Loop! This family festival takes place on August 10th . The Kids Quarter will have bouncy castles, games and face painting. Check out the Art Tent to see some of our local talent on display.

Looking for your next favorite restaurant? The Taste of Calgary is a one-stop-shop where you can sample the best cuisine from local vendors. The event takes place from August 14th – 17th at Eau Claire Festival Plaza. Guests can purchase $1 food tickets that they can redeem for tasty snacks and beverages from over thirty local establishments. This is a great way to try something new and discover a whole bunch of great restaurants at once.

If you are planning on staying in the city for the August Long Weekend, you will want to check out the Dragon Boat Festival at Glenmore Reservoir.  This even draws hundreds of competitors who have been training hard all summer to be the fastest team on the water.  This exciting cultural event celebrates the ancient sport of dragon boat racing and has plenty of entertainment to make it worth spending the day.

Life’s Inspiration (Calgary International Children’s Festival)

My family is one of the things in my life that inspires me to work hard, take care of myself and do my best in everything that  I set out to do.  Even though our kids are getting older, my wife and I like to spend time with them whenever their busy scheduels and our allow.  We appreciate the great outdoors together by going hiking, kayaking, or just a walk with our dog Max in the local parks.  We try to go cross country skiing a few times a year.  After a busy day, we all realy enjoy a meal together at home as a family.  The time that we spend together creates lots of great memories and allows us to talk and enjoy each other’s company.

My son is especially good  at reminding my wife and I about the importance of our connections with our friends and family.  Like everyone else our lives get busy with work and other obligations, and he will freuquently ask a question –  making sure that we take the time to connect with the people that are important to us.  Sometimes our kids need to remind us where our real priorities lie when we get caught up in the details of our daily lives.

One of the best things about living in Calgary is that there is no shortage of activities that you can do as a family.  Whether your family enjoys outdoor activities, theatre, or science – there is something for every age and activity level.  Each season brings new opportunities for adventure and trying to keeping up with the kids is sure to keep you feeling young at heart.

What I Appreciate Most About Women

March 8th  is International Women’s Day.  This special day commemorates the many obstacles that women have overcome in their struggle for fair wages, equality and human rights.  There is no doubt that women have made incredible progress throughout history. They have demonstrated the amazing ability to rise to the occasion and excel in their personal and professional lives, often simultaneously.

Without the women in our lives, many of us wouldn’t be where we are today.  My wife often offers her perspective when I am dealing with challenges.  She helps me to evaluate how I should respond and reason carefully.  I look back at these situations and appreciate that I have her input when I am deciding the best course of action.  I won’t say that she is always right, because I don’t want her to hold it against me later!

Woman view the world with empathy.  As mothers, their perspective helps to raise children to be thoughtful and considerate of others.  It helps to foster a sense of community and makes our kids grow up to be understanding and non-judgmental adults.

Women excel at being patient, understanding and thoughtful.  They are able to bring a positive energy to just about any situation.  They are organized and methodical and can multitask their way around the most hectic schedules.  In the real estate industry specifically, women do a great job at putting their clients at ease and building great relationships.  They are strong negotiators and have a good understanding of the emotional side of the home buying and selling experience.

There are many women throughout history who have raised the bar personally and professionally.  Helen Keller, Amelia Earhart, and Harriet Beecher Stow made their mark in history and are still regarded as role models today.  As professionals, women are dominating every industry in Canada.  They make exceptional leaders and bring a fresh perspective to their industries.

Branding Bryon Howard … (say it like Brian – damn it!)

Recently , I’ve been considering the spelling of my name. Way to many people think my name is pronounced Byron … but it is pronounced Brian. It’s really screwed up … because it’s spelled Bryon.

I’m not sure why my parents did this to me.  I still love ’em … even though since grade 1 … on the 1st day of school the teacher called me Byron … and all the kids laughed … and called me this until about November.  This happens less frequently since high school … but still happens at least every three or four years.  (I’m really glad I’m not still in school. That sucked.)

I like my last name … and will work on branding it. Howard is cool. Bryon is alright. I hate Byron. I’m not fancy about Brian.

I love selling Calgary real estate … and want it to be easy for people to recognize me … and find me.  I work with ReMax … which is a powerful brand and has 37% of the market share in Calgary. I want my personal brand to match ReMax … and will ALWAYS use the ReMax logo along with this brand concept.

Below are some concepts that my good friend Greg Kolodziejzyk came up with.

I told Greg that I wanted to copy Greg Hamre’s logo. (See below the header from The Hamre Team’s website.) I met Greg Hamre and his bro at a ReMax conference in Banff in November. He’s a super cool guy. He and his family sell Real Estate in Ottawa. http://www.weknowottawa.com  (I hope he doesn’t mind. I’ll have to remember to ask him.)
